What are my legal obligations as a landlord in Scotland?

The essentials:

  • Landlord registration with your local council, renewed every three years
  • Repairing Standard – the property must be wind and watertight and in reasonable repair throughout the tenancy
  • Gas Safety Certificate every year
  • Electrical Installation Condition Report (EICR) at least every five years
  • Portable Appliance Test (PAT) for anything you supply, every year
  • Interlinked smoke and heat alarms, and carbon monoxide detectors where there's a fuel-burning appliance or flue
  • Legionella risk assessment every two years
  • Lead in water testing (one off)
  • A valid EPC, shown in all marketing
  • Tenancy deposit lodged with an approved scheme within 30 working days

Under full management, we track every one of these for you and flag renewals before they're due.
