A second opinion on your sale
Your home has been on the market longer than it should have been. There’s usually a reason, and it’s usually fixable. We’ll give you an honest view with no obligation, and if it makes sense to move, we’ll handle the change for you.
How switching works
Homes that sit on the market don’t do so by chance. The photographs may not do the home justice, or the price may have been set to win the instruction rather than to sell. Sometimes the right buyers simply haven’t been reached.
We’ll look at your listing the way a buyer does and tell you plainly what we see. Sometimes that’s the presentation. Sometimes it’s the price, and if so, we’ll say that too, because an honest view now is worth more than a comfortable one.
Then the choice is yours. Plenty of sellers stay where they are with a clearer plan. Others ask us to take it from there.
-
A conversation.
Fifteen minutes on the phone or at our Hyndland Road office. Tell us about your home, how the sale has gone so far, and the terms of your current agreement.
-
An honest view.
We visit, look at your home and your listing, and tell you what we’d change. That covers presentation, positioning and price. There’s no obligation.
-
A clean handover.
If you decide to move, we’ll help you give notice correctly and handle everything that follows. We’ll check whether your Home Report needs updating before we go to market.
-
A proper relaunch.
Your home is photographed and filmed again by our in-house team, and rewritten to tell its story rather than list its features. It goes back to market as a new listing, not a recycled one.
It might just need a fresh pair of eyes.
Clients who've switched to Yates Hellier
“Having experienced extremely poor service with other agents, Yates Hellier has been a breath of fresh air. Their professionalism, attention to detail and discreet handling of day-to-day matters has removed an enormous amount of stress. Everything they promise, they deliver.”

What changes when you move to us
-
Surveyors, not salespeople.
Our founders established Yates Hellier in 2013 while training as surveyors. We value homes on evidence, not ambition. You get a figure we believe in, not one designed to win your signature.
-
Marketing that tells the story.
Every home we sell gets well considered photography, film and copy. Buyers don’t fall for a list of features. They fall for a place they can picture themselves living in.
-
Someone who knows your sale.
Our sales team stays with you from relaunch to completion, so the person you speak to always knows where things stand.
Common questions
Can I switch while my home is still on the market?
Yes. Most sellers who come to us for a second opinion are already listed with another agent. Your current agreement sets your notice period, and we’ll help you work out the timing.
Will I owe my current agent anything?
Possibly. Many agreements include a clause entitling the agent to a fee if a buyer they introduced goes on to buy. Check your terms before you move, and we’re happy to look at them with you.
Do I need a new Home Report?
Not always. It depends on how old it is and how long your home has been on the market. We’ll tell you honestly whether it needs updating.
Is there a cost for a second opinion?
No. It’s a conversation and a visit, with no obligation.
It might just need a fresh pair of eyes.
