Rural Homes in Scotland
From the west end to the west coast (and beyond)
The West End is still very much our main patch, but these days you’ll find Yates Hellier boards popping up further afield. It’s something that’s happened quite organically; clients asking us to sell a property a little further out, others taking us somewhere further still, and recommendations gradually taking us to new, more rural places. And these homes have become some of our favourites to represent.
How we sell your home
You’ll be looked after by a small, close-knit team, so you’ll always know who to call. We’ll talk you through the local market, agree a pricing strategy with you, get your property on the market and find your buyer, keeping things on track right through to completion.
Get to know the team who’ll be looking after you and your home.
Getting ready
Before your home goes on the market, we’ll help you get it ready, whether that’s a bit of staging, sorting small maintenance jobs, or working out what buyers will notice. Then we’ll produce your marketing material and put together a plan tailored to your home.
We’ll also take care of the paperwork that has to come first. That means arranging your Home Report, which includes the Single Survey, Property Questionnaire and Energy Report every seller in Scotland needs. If your building has cladding, we’ll check whether it affects your sale.
Choosing the right offer
When there’s strong interest, we’ll often set a closing date, so every buyer puts in their best offer by the same time. Then we’ll go through each one with you and negotiate on your behalf. Price matters, but so does everything else: when the buyer wants to move in, how they’re paying for it, and whether they have a house to sell first or are a first-time buyer with no chain. The best offer is the one that’s right for you.
After you accept
Accepting an offer is the first big step, not the last. From there, the solicitors take over the legal side, checking the title deeds and confirming with the factor that there are no outstanding repairs to shared areas. We’ll keep in touch the whole way, so you always know where things stand.
