There are certain flats in Glasgow's West End that immediately remind you why traditional tenement living remains so appealing, and this is undoubtedly one of them. Occupying a bright second-floor position within an impressive red sandstone building on Clarence Drive, this substantial four-bedroom flat has all the proportions and architectural detail you would hope to find in a traditional Hyndland home, but with an individual character that makes it particularly memorable.

The first thing that strikes you is the sheer amount of space. A broad reception hallway, painted in a rich shade of green, provides a wonderful introduction to the property and connects a series of generously proportioned rooms. High ceilings, intricate cornicing, traditional fireplaces and original architectural details are found throughout, while the owners have introduced a relaxed and colourful interior that sits comfortably alongside the building's period character.

The living room is a particularly good example. A broad bay window looks along Falkland Street, taking in the handsome sandstone buildings and leafy surroundings that make this part of Hyndland so attractive. Inside, the room retains beautiful ceiling cornicing and an ornate ceiling rose, while a wood-burning stove provides an inviting focal point. One wall has been fitted with bespoke timber bookshelves, giving the room something of a library feel and adding to its comfortable, informal character.

At the opposite end of the flat, the dining kitchen is another room that makes the most of the property's scale. Large enough to accommodate a proper dining table without compromising the kitchen itself, it has been fitted with contemporary white units, contrasting dark tiling, open shelving and generous worktop space. Three tall windows look out across the surrounding greenery and neighbouring playing fields, providing a stunning outlook for such a central West End location. It is an easy room to imagine spending time in, whether cooking, entertaining friends or simply sitting at the table enjoying the view.

The four bedrooms are equally impressive, not simply in number but in their individual proportions and character. The principal bedroom is particularly memorable. Positioned to the front of the building, it has a magnificent bay window, an elaborate traditional fireplace and beautiful ceiling detailing. The warm terracotta walls and parquet flooring give it a distinctive feel, while the scale of the room is more reminiscent of a principal reception room than a conventional bedroom.

The remaining three bedrooms are all generous doubles, providing the sort of flexibility that is increasingly difficult to find. One has extensive fitted wardrobes and a useful adjoining recess, while the others could easily accommodate guests, children or a dedicated home office. Importantly, the generous proportions mean there is no sense of having to compromise on space elsewhere in the flat.

The bathroom provides a particularly attractive contrast to the more traditional rooms. Finished in a contemporary style, it incorporates a bath with overhead rainfall shower, large-format marble-effect tiling and brushed brass fittings. A striking stone-effect wash basin sits above a vanity unit, with the understated colour palette and carefully chosen finishes creating a smart, modern space.

There is also a lovely communal garden to the rear of the building. With a generous lawn, established shrubs, mature planting and a paved seating area, it provides a welcome outdoor space in the heart of the West End. The surrounding greenery also contributes to the pleasant outlook enjoyed from the rear of the flat.

And then there is the location. Clarence Drive sits right in the heart of Hyndland, an area that has long been one of Glasgow's most desirable places to live. Its broad, tree-lined streets and handsome sandstone tenements give the neighbourhood a distinctive character, while the independent shops, cafés and restaurants along Hyndland Road are only a short walk away.

Byres Road, the Botanic Gardens, Kelvingrove Park and the University of Glasgow are all readily accessible, and Hyndland railway station provides regular connections into the city centre and beyond. It is a particularly convenient location for families and professionals alike, with excellent local amenities, schooling and transport links all close at hand.

AREA GUIDE

Living in Hyndland

It’s hard to believe it now, but back in the early 1800s most of Hyndland was farmland. These days it’s one of the most loved parts of the West End, known for its ever-popular tenements, tree-lined streets, and some of the best independent cafés, restaurants and shops around, on the likes of Hyndland Road.

Byres Road, the Botanic Gardens, the University of Glasgow and the wider West End are all just a short walk away. When you need to get into town, Hyndland station has regular trains to the city centre.

There’s a good mix of property, from traditional tenement flats and conversions with original features that have been lovingly looked after for over a century, to newer developments. And when homes come on the market here, they don’t tend to hang about.
