Rental Process

No. In Scotland it's illegal for letting agents or landlords to charge tenants fees for things like referencing, admin or credit checks. The only money you'll pay is your rent and a refundable deposit.

The deposit can be up to two months' rent. We lodge it with SafeDeposits Scotland, an approved, independent tenancy deposit scheme, within 30 working days of your tenancy starting, and you'll receive confirmation directly from them. If there's ever a disagreement about deductions at the end, the scheme offers free, independent adjudication.

Note interest via our website directly, then we will book you in for a viewing - we'd rather meet you first. If you'd like to go ahead, we'll ask the selected applicants for proof of identity, income and a previous landlord reference.

A Private Residential Tenancy (PRT), the standard tenancy in Scotland. It has no fixed end date, so you can stay as long as you keep to the terms, and your landlord can only ask you to leave using a specific legal ground.

On the 1st of every month. Setting up a standing order for the 1st is the easiest way to make sure it's never late. If you're ever going to have trouble paying, tell us early - it's always easier to sort out before the date than after.

At least 28 days, in writing. You and your landlord can agree a different date, but it must be agreed in writing too.

Yes, but only once every 12 months, and you must be given at least three months' notice on the correct form. If you think an increase is unfair, you can ask a Rent Officer to review it.

Tell us as soon as you notice something, with photos if you can. You'll know who is dealing with it and when. For emergencies out of hours - a burst pipe, no heating in winter, a security issue - call our out-of-hours line on 07738 695 868. It's answered by one of our own team, not a call centre, so you'll speak to someone who knows the property and can get the right help moving.

Please ask us first. Adding someone to the tenancy, or having someone live with you, needs your landlord's agreement and, in most cases, referencing.

Report it straight away. From 6 October 2026, the law sets clear timescales: it must be investigated by a competent person within 10 working days, you'll receive a written summary within 3 working days of that, and any repair must start within 5 working days. If there's a delay, you'll be told why, in writing.

Ask us before you bring one home. At the moment it's the landlord's decision. The Housing (Scotland) Act 2025 will give tenants a right to request a pet that can't be unreasonably refused, but that change isn't in force yet.

Ask us first and we'll check with your landlord - many are happy to agree to reasonable requests. A formal right to request changes is coming under the Housing (Scotland) Act 2025, but it isn't in force yet.

Usually your council tax, utilities, TV licence and broadband, plus looking after the property day to day and reporting problems promptly. We recommend contents insurance - your landlord's insurance won't cover your belongings should they be damaged or stolen.
