Property management is an important but often daunting task, especially for those new to the industry. By keeping track of some key details and utilising helpful tools and services, however, it doesn’t have to be so difficult.

So if you’re new to property management in Glasgow, take note of the following tips to help make the process a bit easier.

Here are five tips for new property owners: So what are you waiting for? Read on!

Tip 1: Keep a Property Management Services Checklist

As a property manager, it is your responsibility to keep track of all the properties under your care.

This can be a daunting task, especially if you’re managing multiple properties. To stay organised and in control, create a property management services checklist.

This checklist should include all the tasks that need to be completed on a regular basis, such as checking for damage, collecting rent, and scheduling repairs.

By keeping track of these tasks, you can ensure that they are completed in a timely manner and that your properties are well-maintained.

Tip 2: Stay on Top of Your Property Portfolio

If you’re managing multiple properties, then it’s important to stay on top of your property portfolio. A portfolio is a collection of all the properties that you manage.

By keeping track of your portfolio, you can ensure that each property is receiving the attention it needs.

Additionally, this will help you identify any problem areas so that you can take corrective action.

Tip 3: Use Property Management Software

There are many different property management software programs available on the market today.

These programs can help you keep track of your properties, tenants, and finances.

Additionally, they can automate many of the tasks associated with property management, such as rent collection and scheduling for repairs and maintenance on your properties.

If you’re not sure which program to choose, ask for recommendations from other property managers or look for online reviews.

Tip 4: Keep Good Records

It’s important to keep good records when you’re a property manager. This includes keeping track of your properties, tenants, finances, and repairs.

By keeping accurate records, you can avoid problems down the road and make it easier to resolve any issues that do arise.

Additionally, good records will come in handy if you ever need to take legal action against a tenant or property owner.

Tip 5: Hire a Property Management Services Company

If you’re finding it difficult to keep up with all the tasks associated with property management, then you may want to consider hiring a Property Management company such as Yates Hellier to assist you.

A good property management company will be able to handle all of the day-to-day tasks associated with your property, freeing up your time to focus on other things.

These services can take care of many of the day-to-day tasks involved in managing properties, such as checking for damage, collecting rent, and scheduling repairs.

Additionally, they can provide valuable advice and assistance when it comes to dealing with tenants.

4 Steps When Hiring a Property Management Company

Find a reputable property management company

This is perhaps the most important step you can take. Make sure they are licensed and insured: This is important for two reasons:

  • First, it will protect you in the event that something goes wrong.
  • Second, it will ensure that the company is legitimate and professional.

Get references

Once you have found a few potential companies, be sure to get references from past clients.

This will give you a good idea of what it is like to work with them.

Ask about their experience

You want to make sure that the company you are working with has experience in managing properties like yours.

Ask about their specific experience and what they have done for other clients.

Be sure to sign a contract

This is important for both you and the company. A contract will outline the specific services that will be provided, as well as the terms of the agreement.

This will protect you in case anything goes wrong.

By following these tips, you can be sure that your property is in good hands.

We moved into a flat in September letted out by Yates Hellier. During the application process our Lettings Negotiator William was very helpful and understanding, answering all queries in a timely manner. When we initially moved in there were some issues that needed action.

FAQs

  • Q. How do I buy a flat in Glasgow?

The traditional method of purchasing a rental property in Glasgow is to register with local estate agents and manage the purchase of the property yourself. The alternative method is to contact a local agent who will be able to source properties on your behalf. This will free up your time if you aren’t based in Glasgow, and you will benefit from having a local expert on hand to ensure you make the right purchase.

    The traditional method (Hands on):

    • Register your details and criteria with local estate agents
    • Register your criteria on the property portals
    • Review Home Reports checking for building defects
    • Physically view the properties you’re interested in
    • Calculate your return on investment (ROI) from potential properties
    • Make a formal offer via your solicitor

Instructing an agent to source a rental property (Hands-off Investor):

Simply register your details and criteria with Yates Hellier and we’ll attend to the following on your behalf:
    • Locate properties based on your criteria
    • Review Home Reports and look out for building defects
    • Physically view properties on your behalf
    • Work out your return on investment from potential
    • Review suitability of potential properties put forward to you
    • Negotiate on your behalf
    • Make a formal offer
  • Q. How long will it take to find a tenant for my rental property?

From instruction, we can have your property online within a matter of days. Once viewings are booked in, as long as your property is presented well and priced correctly, you should have a great choice of tenants to choose from.

We would generally say to allow 3-4 weeks to place a tenant, dependant on if your property requires any compliance works or improvements.

What people say about our property management services

a stand out company

Your investment is only as good as your letting agent.

Glasgow rental property has proven to be a great investment over the years. However, all investments have risk and not all Glasgow letting agents are equal. My job at Yates Hellier is to ensure that my client’s investments produce consistent results.

FAQs

How do I apply for a rental property?

If you see a property of interest, get in touch with our office to note interest. We will then send you out a quick pre-application form, before booking you in for an accompanied viewing. Should you be interested in applying for the property following the viewing, you just need to let us know that you wish to apply. Once we have completed our viewing slot, we will speak with the landlord and they will select a tenant from the list of confirmed applicants. We do not rent property on a first come, first served basis. The final choice is down to the landlord.

How much is an EWS1 form?

EWS1 surveys do vary in price, dependent on how in-depth they need to be. An EWS1 survey can range from £800+VAT up to £3000.
