Is the property in a good state of repair?
As soon as potential tenants walk through the door they get a feel for the quality of the property on offer. More than often the condition of the property is a reflection of what is to come:

Due to the increase in specialist Build to Rent developments and also just a general increase in investment into the market, the benchmark is higher than ever. Dated Ikea furniture, tired magnolia paint and worn carpets are a surefire way to reduce interest in your property and restrict the potential of your investment. Keeping up with trends and consumer demands means spending a little more up front, but we have found it goes a long way and grossly reduces the time to let whilst allowing us to achieve the best rental figure.
Who is managing the property?
Modern tenants are switched on and do their research on who they are going to be renting from, just as a Letting Agency will check out the tenants credentials.
